A Cost Segregation study properly classifies elements of the construction project or newly acquired property from 39 or 27.5 year property into 15, 7 or 5 year property for federal and state income tax purposes providing a much faster rate of depreciation. This accelerated depreciation offers significant increases in income tax savings, cash flow and potential reduction opportunities for local property taxes. Cost segregation is an appropriate tax saving plan for new construction, newly acquired facilities or leasehold improvements.
